Why Choose Community Workforce Fund

The Community Workforce Fund is a $5 million private equity investment fund formed to help expand affordable homeownership across Pennsylvania. In partnership with Neighborhood Housing Services of Greater Berks, the Fund offers accredited investors a mission-driven opportunity to earn predictable returns while directly empowering working families to achieve the dream of homeownership.

Class Offerings and Returns

Each investor may choose their preferred class term at the time of commitment. Returns are based on the current Secured Overnight Financial Rate (SOFR), plus a fixed margin as follows:

5-Year SOFR + 0.50% Reinvest or withdraw principal at end of term
7-Year SOFR + 0.75% Reinvest or withdraw principal at end of term
10-Year SOFR + 1.00% Reinvest or withdraw principal at end of term

Fund Structure & Tranches

  • Total Offering: $5,000,000

  • Minimum Investment: $50,000

  • Tranche Size: $500,000

  • Capital Activation: Each $500k tranche is activated once fully subscribed

  • Use of Funds: Lending capital for second mortgage down payment and closing cost assistance loans

Underlying Assets to Help Ensure Payment

Each investment is backed by NHGSB’s promise to pay and indirectly backed by NHGSB’s $18.5 million performing second mortgage loan portfolio (as of June 17, 2025), composed of fully amortizing loans made to qualified homebuyers across Pennsylvania. This seasoned asset base has demonstrated strong repayment history, with a low default rate and consistent performance.

Quarterly Dividend Distribution

Frequency: Paid quarterly (March 31, June 30, September 30, December 31)

Payment Options:

  • Receive dividend as a cash distribution
  • Reinvest automatically into same tranche and class
  • Default: Reinvestment if no election is made
Exit and Reinvestment

At the conclusion of each class period (5, 7, or 10 years), investors may:

  • Receive full principal return
  • Reinvest into a new $500k tranche in same or different class
